Starting back in 1988 working for Johnson Controls installing building automation systems, Wayne has worked continuously in the pursuit of making buildings run better. Having been a building engineer, managing building engineers, he knows what it takes to keep buildings running smoothly. He understands what building operators and operation manager face every day. He has worked for companies like JMB Properties, Equity Office Properties, ABM Engineering, and JLL. He put into practice the concepts of Six Sigma and the Lean 'Kaizen' process from his time with General Electric to solve customer energy and environmental problems.
This led to him founding "IF" Improvement Facilitation in 2008. With a customer base and being sub contracted/employed by companies like GE, NBC/Telemundo, Delta Faucets, Universal Studios, JLL, Verdical Group, VCA Green,
and various hospitals performing commissioning and Kaizen activities identifying millions of dollars in annual savings.
In 2010, his client JLL hired him as a Portfolio Energy Manager where he worked with companies like Honeywell, University of Phoenix, and Intel managing energy and performing project management including a $2.25 million dollar central plant and ultra-pure water reclamation retrofit for Intel in Chandler Arizona that was brought in on-time and on-budget. The project earned the largest rebate ever up to that time from the public utility, SRP, of $660,000.
His singular mission at IF has been and remains to develop lasting relationships with key customers by analyzing their operations and equipment in respect to their business goals, identifying the products and processes that enable them to save energy, money, and the environment, all while concurrently improving operations and maintenance.
In addition to operating "IF" (Improvement Facilitation) Wayne is currently a Technical Advisor to the Los Angeles Better Building Challenge, a Department of Energy Program, he is on the Board of Advisors to an educational non-profit, and he is Director of Energy Services at VCA Green.
